We handle deal vetting, structuring, monitoring, and investor reporting, so you get passive income without property management headaches.
Every OPTOPM investment is secured by a first-lien mortgage on real property. Properties are independently appraised at 65–75% LTV, title insurance protects your position, and borrowers are thoroughly vetted. You're not relying on the success of a company—you're backed by tangible real estate.
OPTOPM offerings are currently limited to accredited investors (net worth >$1M excluding primary residence, or income >$200K individual/$300K married). We're exploring non-accredited pathways for the future. Not sure if you qualify? Let us know during signup and we'll clarify.
Bridge loans and fix-and-flip projects have a $25,000 minimum. Portfolio blends require a $50,000 minimum for proper diversification. There's no maximum, and institutional investors regularly deploy multi-million-dollar allocations across multiple projects.
Bridge loans pay monthly interest. Fix-and-flip projects distribute returns (principal + profit) at sale completion, typically 6–18 months after funding. All distributions are processed via ACH to your bank account within 5 business days of the transaction.
OPTOPM provides Form 1099 tax reporting for all interest and gains. Self-directed IRA structures can receive flow-through pass-through treatment. We prepare and send all documentation by March 15th annually. Consult your tax advisor on structuring to maximize tax efficiency.
OPTOPM investments are not liquid. Bridge loans run 6–12 months, and fix-and-flip projects run 6–18 months. You commit capital for the full term. We occasionally facilitate secondary-market sales, but liquidity is never guaranteed. Invest only capital you won't need short-term.
